The ISOC Group from the Philippines, represented by Augusta Cracovia, purchased further buildings of the Silesia Business Park office complex in Katowice (building A and B) from a fund managed by NIAM, one of the largest Scandinavian private property owners.
Infinity Partners was the exclusive financial advisor selected by the ISOC Group and by Augusta Cracovia when organizing acquisition financing.
Debt raising and financial closing was achieved despite the difficult time associated with the COVID-19 pandemic. Legal services were continued by the law firms: Hogan Lovells, which represented the ISOC group, and Dentons, which represented the banks financing the transaction. Debt financing for the needs of the transaction was organized and granted by a banking syndicate Santander Bank Polska S.A.(Agent) and Bank Millennium S.A.
Silesia Business Park is a complex consisting of four A-class office buildings. The first two buildings (C and D) with a total leasable area of 24,600 sq m. The ISOC Group purchased in December 2018 from Skanska, a project developer, with financing provided also by Santander Bank Polska S.A. The leasable area of newly purchased facilities is a total of 24,700 sq m. The total leasable area of the entire park is almost 50,000 sqm. Its consolidation in the hands of an Asian investor will integrate tenants’ services and give the opportunity to use the full potential of Silesia Business Park.
